Standards explained

The right standard.
The right application.

A clear guide to the BS EN 14972 framework for water mist systems — and how it informs a properly specified project.

Our approach to new residential projects

Moving forward
with BS EN 14972.

BS 8458:2015 has been withdrawn. For new residential projects, our approach uses BS EN 14972-1 alongside manufacturer fire-test evidence to Part 17 for the selected system and application.

Design standards and fire-test protocols have different roles. Neither is a blanket approval for every product or every building.
01

BS EN 14972-1

The framework for design, installation, inspection and maintenance.

17

BS EN 14972-17

The fire-test protocol for residential automatic-nozzle systems.

01 / The design framework

BS EN 14972-1:
2020+A1:2025

This part covers the design, installation, inspection and maintenance of water mist systems. It provides the overarching framework for the system lifecycle.

The design basis still needs to account for the building, its use and the manufacturer’s application limits. The selected system must be supported by the relevant evidence.

17 / Residential fire testing

BS EN 14972-17:2025

Part 17 sets out a fire-test protocol for residential occupancies using automatic nozzle systems. It is used to assess performance under defined test conditions.

The exact test evidence matters. A nozzle’s published ceiling heights, test scope and installation limits must be checked against the proposed project.

What this means in practice

Evidence first.
Details checked.

We look beyond a standard number to the information that applies to the actual installation.

01 / BUILDING

Understand the use.

Occupancy, layout, ceiling geometry, fire strategy and the proposed extent of protection inform the specification.

02 / SYSTEM

Check the evidence.

The selected nozzle and system configuration must sit within the relevant manufacturer test and design limits.

03 / DELIVERY

Coordinate the details.

Water supply, hydraulic requirements, installation access and handover information all form part of the project.

Useful distinctions

What about commercial
and existing systems?

Does Part 17 cover commercial buildings?
Part 17 is the residential test protocol. Commercial applications need the relevant design basis, occupancy-specific test evidence and manufacturer limits. We assess the project with its fire strategy and approval requirements.
Does withdrawal of BS 8458 mean an existing system must be replaced?
Withdrawal alone is not enough to decide that an existing installation needs replacement. The original design basis, condition, maintenance records and any changes to the building need to be reviewed. Contact us for a project-specific assessment.
Does a product test report guarantee Building Control approval?
No. The project team must demonstrate that the proposed system is appropriate for the building and the agreed fire strategy. Approval is considered in the context of the individual project.
Can new and older nozzle models be mixed?
Do not substitute or mix components without the system designer’s and manufacturer’s confirmation. Compatibility and the relevant system evidence must be checked first.
